What is a disbursement?
Disbursements are the cost of the certificates to prepare the statement of adjustments. This is to ensure that all outgoings are paid at settlement date and includes council rates, water rates, land tax and owners corporation fees (if applicable).
Buying
Tasmania's property market has attracted strong demand in recent years, and acting quickly is often essential. We review your contract and title search, prepare all transfer documents, and coordinate settlement with your lender, making sure everything is legally sound before you commit.
Whether you're buying in Hobart, Launceston or regional Tassie, we've got you covered.
Selling
In Tasmania, sellers are required to provide a Form 1 Vendor's Disclosure Statement before a contract becomes binding and getting it right matters. We prepare your disclosure documents and Contract of Sale, liaise with buyers and agents, and manage the entire process through to a clean settlement. Good preparation protects you and keeps the sale on track.
First Home Buyers
Before you sign anything, it's worth having a professional read it first. Tasmanian contracts can include conditions around land use, water rights, council zoning and heritage overlays that aren't always obvious to buyers. We explain every clause in plain English, flag anything concerning, and advise you on negotiating better terms before you're locked in
Contract Review
Tasmania offers some great support for first home buyers, including the Tasmanian First Home Owner Grant and potential stamp duty concessions but navigating the eligibility rules can be confusing. We walk you through the entire process step by step, make sure you claim everything you're entitled to, and answer every question along the way. No jargon, no rush
Off-The-Plan
New developments are growing across Hobart and beyond as Tasmania continues to attract investment. Buying off the plan still carries real risks, sunset clauses, extended build timelines and developer obligations among them. We review your contract thoroughly, explain what you're agreeing to, and monitor key milestones so you're protected from signing right through to settlement.
Leasing
Tasmania's rental market has tightened considerably in recent years, making the terms of any lease agreement more important than ever. We prepare and review residential and commercial leasing documents for landlords and tenants alike, ensuring they comply with Tasmanian tenancy law and clearly set out each party's rights and obligations. Go in knowing exactly where you stand
